Entering through the Bootroom you will find room for coats, hats, wellingtons, and a washer/dryer hidden behind a utility cupboard. A large Belfast sink with beautifully aged brass taps from Devol provides the perfect spot to freshen up hands or arrange flowers into one of the many vintage stoneware pots and vases on display. Tucked behind another door in the Bootroom is the downstairs WC. 

Moving through here takes you to the Kitchen/Dining space. This is a spacious, bright room painted in chalky tones with an original exposed flint wall.  The shaker-style hand-painted kitchen houses all the essential modern conveniences you need.  Put on some music, fix a drink, and enjoy sitting around the dining table and eating home-cooked meals prepared on the range cooker. Open the double French doors overlooking the Garden to use the Outdoor Kitchen and dining space. 

Curl up in the cosy lounge. This relaxing room, painted in calming hues, with beautiful oak flooring has a double aspect overlooking both the front and back garden. It comes into its own during the cooler months when you can light the log burner, put your feet up and sink into a fireside chair or the sofa. Entertainment options include a smart TV, a bluetooth radio, board games, dominos, card sets and a selection of interior design books.

the first floor

The stairs lead up to the three bedrooms and two bathrooms.

Bedroom 1, located to the rear of the cottage, has stunning open views over the Garden and the neighbouring Sandringham Estate- owned fields. 20th century furniture pieces are mixed with contemporary craftsmanship. Draw the black-out curtains, sleep deeply in the King Size bed, and wake up with a rain shower in the ensuite shower room. You will also find plenty of room for clothes and shoes in the built-in wardrobe and chest of drawers. 

Bedroom 2, to the front of the property, is a spacious King Size bedroom. This timeless room features raw oak details, neutral linen and wool fabrics, natural texture lime plastered walls and a carefully selected lighting scheme. A double built-in wardrobe and drawers ensure Guests have room for all their belongings. 

Bedroom 3, is a perfectly formed cosy Twin Bedroom with two 3ft size single beds. Beautiful bespoke headboards by Fermoie, touches of natural materials and texture, blackout blinds, built-in wardrobe space and drawers. Spacious enough for two adults, it is also suitable for two children. 

The Family bathroom has stunning views over the neighbouring Sandringham Estate-owned fields. Enjoy a deep and relaxing bath by the soft glow of the wall light, or hop in and out of the rain shower, which is positioned above the bath. Underfloor heating and a warmer towel rail ensure this room is cosy.  

the garden

In the large Garden some old Orchard trees remain, with an apple and a pear tree still providing a yearly autumn harvest. Down at the bottom of the garden, a bistro table underneath a scented pine offers a perfect spot to sit with an evening drink or a morning coffee. 

Inspired by our stays at Soho Farmhouse, we have recreated an outdoor bathing experience with a rustic luxe outdoor bath cabin. An outdoor copper shower and a luxurious double-ended bath provide Guests with the most stunning, and private, place to relax all year round. Shower off in the Garden on a hot day and sink into a deep bubble bath in the evening surrounded by trees and birdsong. 

Guests can also enjoy the outdoor Kitchen area to prep food, light the barbecue and spend long summer evenings around the dining table under the shade of the trees. 

Younger Guests can also enjoy playing in the mud kitchen, running around the extensive garden and there are also several ride on toys for toddlers.
